BOOKING PROCEDURE
A booking will be confirmed on receipt of non refundable deposit.
Eight weeks prior to arrival date full payment of rental amount less booking deposit plus any agreed security deposit must be paid.
Owner reserves right to re let the property if full amount not paid by due date .
LATE BOOKINGS
For any booking made within eight weeks of the arrival date full payment of the rental amount and any agreed security deposit is required at time of booking.
CANCELLATION CHARGES

Between 4 and 8 weeks 50% of rental amount
Less than 4 weeks 100% of rental amount
TERMS AND CONDITIONS
1 Rental time is between 4PM on the arrival date an10AM on departure date.Failure to abide to these rental times may result in additional charges.
2 Only the persons named on the booking form are permitted to stay in the villa.please advise the owner of any changes to the original booking . If any unauthorised persons are found to be staying in the villa owner reserves right to exclude whole party without refund.
3 You will be required to pay a returnable security deposit of£200/$400.The owner reserves the right to charge you for any damages/breakages beyond normal wear and tear,overstay charges, lost keys, and any excessive use of utilities.This includes but is not limited to replacement or repair to property and/or its contents, excessive cleaning costs, excessive use of electricity (air conditioning).
Security deposits will be returned within 30 days of your departure date subject to status report from owners Management Company in Florida .
Alternatively Damage Waiver Insurance is offered at $40 (non returnable ) to cover accidental damage up to $1000.
4 Notwithstanding any security deposit/Damage Waiver you are liable for all damage caused to the villa. Any damages,breakages,accidents should be reported to owners management company immediately.Owner reserves right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit/Damage Waiver
5 Every effort is made to ensure that property is in perfect condition for the duration of your stay. In the event that something is missing or not working please inform owners Management Company who will rectify the problem in a reasonable and timely manner.
6 For the comfort of you and all other guests smoking is not permitted within the property
7 No pets are permitted.
8 The swimming pool is a free facility . pool heating is available as an option at extra charge.however the owner is unable to guarantee the temperature of the pool as to some degree it is dependent on local weather conditions.
9 The main clubhouse and all its facilities are available to you during your stay.please note the owner cannot be held responsible if occasionally facilities are closed for maintenance.
10 Due to the fact that the Windsor Palms development consists of both residential and vacation homes the owner cannot be held responsible for any ongoing construction or alteration to existing houses and any noise as a result thereof.
11 During your stay access may be required for maintenance by our Management Company.
12 In the unlikely event that the property becomes unavailable for any reason we will make every effort to locate alternative accommodation for you. However in any event our maximum liability to you is limited to the rental amount paid.
13 We reserve the right to refuse admission or remove guests from the premise who do not follow our booking conditions or who while on the premises possess or deal in illegal substances, are intoxicated,indulge in bad language , misconduct or disturb the peace of neighbouring homes and/or the local community,or whom do not vacate the property at the checkout time.
Refusal of admission to or removal from the property will not be based upon race creed, colour, sex, physical disability, or natural origin.
14 Under all circumstances, the Owner, the Management Company and theirAgents joint and several liability is limited to the rental price paid.
please note that the Owner, the Management Company and their agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however so caused. Under no circumstances are the Owner, the Management Company and their Agents liable for any consequential loss whatsoever.
The Owner, the Management Company and their agents accept no responsibility for, and shall not be liable in respect of loss, damage, or injury caused by force majeure events. These include war, acts of terrorism, riots, strikes or other indistrial action, airport closures, fire, flood, other weather conditions or any event beyond our control.
WE STRONGLY ADVISE THAT YOU OBTAIN FULL INSURANCE COVER.
